Transaction Summary
One of our repeat builder sponsors approached us about securing financing for a spec house in a new residential subdivision in Scituate MA. The builder “fixed” his construction cost to TCP, and utilizing our balance sheet, Touchstone secured low cost financing for the project. This repeat partnering was a success, with our investors receiving a greater than 25% return on their investment, and the builder sharing in profits above the investor fixed minimum return.
Sponsor Background
The sponsor is a repeat borrower and JV partner of Touchstone. He is a highly experienced builder on the South Shore with a track record of success with both spec home building and building for customers.
